Construction

When a project is under construction

Most construction projects will be accomplished by an outside contractor under contract with the University. During construction, your project will be under direct supervision of your Project Manager (PM). All communications with the contractor will be coordinated by the Project Manager. The PM will be responsible for adequate and timely inspection of the work by staff or consultants including the preparation of daily inspection reports. The Project Manager will ensure that:

  • job meeting minutes are prepared by either the manager / consultant or the contractor, and are issued within a week of the meeting
  • all field directives to the contractor by staff or consultants are issued in writing
  • all requests for clarification are responded to in writing in a timely manner
  • all defective or non-confirming work is identified in the punch list
  • all warranty deficiencies are edited and logged using the Notice of Warranty Deficiency and Warranty Deficiency log format.


The Project Manager, with the assistance of University Inspectors, will be responsible for coordination with Environmental Health and Safety (EH&S), Physical Plant, Campus Police, the Campus Fire Department, and other campus entities throughout the construction and warranty phases, and will schedule utilities connections, temporary traffic and parking interruptions and similar activities. Notices to the campus regarding impacts of construction will originate with the Project Manager. The Project Manager and Project Inspector will observe the progress of construction and confirm compliance with the construction documents. If you have questions regarding the progress of the work or would like to tour the construction site, contact your Project Manager for assistance. Please do not enter the construction site or give instructions to the Contractor. Due to legal requirements of the construction contract, and safety concerns, access to the site and instructions must be approved and issued through your Project Manager.
